I offer years of rental experience and service. I ran the property management division for Coldwell Bankers Park Shore office from 2009- 2012. A wealth of experience that adds to what I offer to this day.
A true rental professional, who understands the law, whether seasonal or annual and yes they are vastly different from each other. Seasonal, involves both State Sales Tax and County Tourist Tax Registration, while Annual rentals involve Landlord & Tenant Act.
My duty is to the landlord and to ensure we conduct the lease properly, regardless of what type of rental, to ensure how the property is received upon occupancy and more importantly how it is returned upon being vacated.
As a licensed REALTOR with Coldwell Banker Realty I am allowed to act as a "lease only" rental agent. Market the property, find a tenant, get them approved and moved in. We are not allowed to manage the property, collect rents, other than initial deposits and renew leases.
Kathi Kilburn LLC has been created and is allowed to offer "limited property management services" Whether a rental listing or not and yes even homeowners who perhaps are absentee and want their homes looked after.
This service is new, as of June 2025, and is being developed as we type to build a chart of services and fees that will be offered.
